This page starts somewhere mortgage websites usually do not: with the fraud that targets the last week of a purchase. At closing, a buyer moves the largest sum of money most people ever send — and criminals know exactly when that moment comes.

  • 1Look-alike address. One character swapped, a different ending — easy to miss on a phone screen.
  • 2Changed account. Legitimate settlement agents do not change their accounts days before closing.
  • 3Urgency and a threat. A deadline plus a consequence is designed to stop you checking.
  • 4"Email only". The one thing a fraudster cannot survive is a phone call to the real office.
Before you wire anything

Four rules that protect a down payment

Get wiring instructions in person or by verified phoneConfirm them with your settlement agent directly, early in the process — not from an email that arrives in the last week.
Call back on a number you found yourselfNever on a number in the email. Use one from your original paperwork, from the company's regulatory listing, or from an independent source.
Treat any change as a fraud until proven otherwiseNew account, new bank, "due to an audit" — every one of those is a reason to stop, not a reason to hurry.
Confirm receipt immediately after sendingPhone the recipient on the verified number and confirm the funds arrived. Hours matter if something has gone wrong.
Verify our contact details too. Mortgage companies and loan originators are listed in NMLS Consumer Access, the public licensing database. Look up Precision Funding Group there and use the contact details it shows. If they ever differ from what you see on a website, an email or a business card — including this site — trust the registry.

i.Will you ever send me wiring instructions by email?

No. Closing funds are handled through your settlement agent. If you ever receive wiring instructions by email that appear to come from us, do not act on them — call a verified number first.

ii.How do I know I am really dealing with you?

Look us up in NMLS Consumer Access and use the contact details it lists. Mortgage lenders and loan originators must be licensed, and the registry is the independent source of truth — more reliable than any website, including this one.

iii.What should I compare between lenders?

The Loan Estimates, side by side: the interest rate, the APR, the closing costs in section A and the total cash to close. The standard format exists so this comparison is possible.

iv.My Closing Disclosure differs from my Loan Estimate.

Some changes are permitted and some are limited. Ask your loan officer to explain each difference in writing before closing — that is what the three-day window is for.

v.Someone called offering a loan from you with a "pre-approval fee".

Do not pay. Verify any contact through NMLS Consumer Access. Advance-fee loan offers are fraud regardless of whose name they use.
